St. Louis is a brick city, and much of its housing stock in Tower Grove, Dutchtown, the Hill, and Dogtown dates to the 1890s through the 1930s. Those homes commonly sit on limestone-rubble foundations laid in lime mortar, over windblown loess and river-deposited clay. Decades of freeze-thaw and seasonal moisture cycling break down old mortar joints, and the deep full basements typical here are exposed to lateral soil pressure along their full height. The recurring issues are crumbling rubble walls, inward-bowing basement walls, horizontal cracks, and water entering at the cove joint. South City rowhouses built shoulder to shoulder mean party-wall foundations here move somewhat in tandem, which is why a crack pattern in one Dutchtown or the Hill unit is often worth checking against the neighbor's wall too. The city's aging combined sewer system, much of it original to the early 1900s building boom, adds another variable — a blocked or collapsed lateral can saturate soil around a foundation independent of surface drainage entirely. St. Louis's freeze-thaw count, higher than points further south in the state, is why mortar-joint deterioration in century-old limestone-rubble walls shows up here on a shorter timeline than similar-age foundations in southern Missouri.
