Saint Charles is one of Missouri's oldest towns, sitting where the Missouri meets the Mississippi. The historic Frenchtown and South Main districts hold early-1800s brick and stone buildings on river-terrace soils, with a long documented history of Missouri River flooding along the low ground. The terrace is glacial till and alluvium; newer subdivisions spread west and south onto expansive clay. Homes near the boundary between terrace and bottomland show differential settlement, older masonry foundations deteriorate, and high groundwater drives basement seepage. Newer areas see the region's typical expansive-clay movement. Saint Charles carries a documented flood history stretching back to the city's founding as a French fur-trading post, and the Frenchtown district's proximity to both the Missouri and Mississippi rivers means groundwater levels there respond directly to river stage in a way that inland St. Charles County neighborhoods simply don't experience. The terrace ground the historic district sits on is more stable than the true river bottomland further out, but it's still close enough to high water that seasonal groundwater fluctuation is a genuine factor in basement moisture here beyond what typical surface drainage and grading issues alone would explain.
