Older homes in Kansas City — and many newer ones in certain neighborhoods — sit on pier and beam foundations. This construction style has real advantages: it keeps the structure above grade and allows access to plumbing and electrical underneath. But it also has vulnerabilities. Wooden beams rot, piers settle, and crawl spaces trap moisture.
Signs Your Pier and Beam Foundation Needs Attention
Bouncy or soft floors are one of the clearest signs of pier and beam trouble. You may also notice floors that slope noticeably from one side of a room to the other, doors that drag or stick, or visible gaps under exterior doors. In some cases, you can look into the crawl space yourself and see damaged or missing wood, standing water, or piers that have shifted.
What Repair Involves
We access the crawl space, assess each beam and pier, and develop a repair plan based on what we find. Repairs can include replacing deteriorated beams, adding new piers for additional support, shimming to level the structure, and addressing moisture sources that are causing ongoing wood damage. We treat the root cause, not just the visible symptoms.
